RERA Verification: How to Check If a Navi Mumbai Project Is Genuine

Why RERA Verification Matters

Before investing in any real estate project, RERA verification is the single most important step you can take. The Real Estate (Regulation and Development) Act, 2016 was designed to protect homebuyers from fraudulent developers and ensure transparency in property transactions.

In Navi Mumbai alone, hundreds of projects claim to be “RERA approved” — but not all registrations are equal. Some projects have expired registrations, some have complaints filed against them, and others may have discrepancies in their approved plans versus what they’re actually building.

Step-by-Step: How to Verify on MahaRERA

Step 1: Visit the Official MahaRERA Website

Go to maharera.maharashtra.gov.in. This is the only official source — do not trust third-party websites that claim to show RERA data. They may show outdated or incorrect information.

Step 2: Search by Project Name or RERA Number

Click on “Search Project” and enter either the project name or the RERA registration number (format: P52000XXXXXX). The RERA number is more reliable as project names can vary.

Step 3: Check Key Details

Once you find the project, verify these critical details:

  • Registration validity — Is it still active or expired?
  • Promoter name — Does it match the developer marketing the project?
  • Land details — Survey number, area, and ownership status
  • Approved units — Total sanctioned units vs. what’s being sold
  • Completion date — The promised possession timeline
  • Litigation status — Any pending cases or complaints

Red Flags to Watch For

During your verification, be alert for these warning signs:

  • RERA registration expired but project still selling units
  • Developer name on RERA doesn’t match marketing materials
  • Multiple complaints filed by other buyers
  • Project area on RERA is different from what’s shown in brochures
  • No bank approval listed (means banks haven’t verified the project)

What If a Project Isn’t RERA Registered?

Simple answer: don’t buy it. Any project with more than 8 units or land exceeding 500 sq. meters must be RERA registered. If a developer tells you “RERA is not required” or “registration is in process,” walk away. It’s either illegal or the developer is hiding something.

Exceptions to RERA Registration

Only these types of projects are exempt from RERA:

  • Projects with plot area up to 500 sq. meters
  • Projects with up to 8 apartments
  • Projects that received completion certificate before RERA
  • Renovation or repair projects (no new allotments)

Pro Tips from Our Team

Always download and save the RERA certificate PDF. Developers can modify their website anytime, but the MahaRERA record is permanent. Keep this as legal proof of what was promised at the time of booking.

We verify every project listed on our platform against MahaRERA before recommending it to our clients. This is our commitment to ensuring you only see genuine, verified projects.
